Exterior Modification Regulations

The following exterior modification regulations were created by the Silver Ridge Subdivision Architectural Control Committee and unanimously adopted by the Silver Ridge Subdivision Homeowners Association on February 6, 2002, and amended on April 12, 2005.

 

The following regulations are additions, not amendments, to the Silver Ridge Homeowners Association Declaration of Covenants and are to be followed by all homeowners and enforced by the Architectural Control Committee.

 

As stated in Article II of the Declaration of Covenants, the Architectural Control Committee has " . . . the power and duty to approve or disapprove plans and specifications for any installation, construction or alteration of any structure on any Lot."

 

Importantly, this will ensure the community maintains consistency in appearance so as to 1) help keep the property values of all the homes as high as possible and 2) maintain an aesthetically pleasing community for all the homeowners to enjoy.

 

All plans for any exterior modification must be approved in writing by a member of the Architectural Control Committee (please see Appendix 1). The Architectural Control Committee will approve or disapprove all plans in a timely manner from the submitted date.

 

Important - For any exterior modification not approved, including any modification made prior to this document, the Architectural Control Committee has full authority, per the Association By-Laws, to approve or disapprove of that modification. Should it be disapproved, the Architectural Control Committee will request that changes be made so as to make it suitable. Should the changes not be made within 60 days, the Architectural Control Committee, in agreement with the Homeowners Association, has the right to pursue legal action against the property owner.

 

Finally, this document is not intended to cover every aspect of every exterior modification possible, but simply to form a standard for the most common issues within the community.

Yards

1)      Cutting - The front, back, and side yards need to be cut on a regular basis to maintain a neat and clean look.

2)      Edging - The front, back, and side yards, sidewalks, driveways, curbs, and fixed objects need to be edged regularly to cutback on any overgrowth of grass.

3)      Weeding - The front, back, and side yards should be regularly weeded and treated with weed spray appropriately.

4)      Watering - As needed, homeowners need to water the front, back, and side yards to keep a green appearance (during the appropriate seasons).

5)      Reseeding - The front, back, and side yards in need of over seeding, or reseeding, must be taken care of on an annual basis, preferably during the spring. The homeowner needs to make every attempt to seed over any bare spots as quickly as possible.

6)      Other recommendations - Putting down fertilizer and lime annually or biannually (spring and fall) helps to keep the yards in excellent condition.

 

Landscaping

1)      All exterior landscaping modifications, including trees, shrubs and bedding, must be made so as to maintain uniformity in the neighborhood.

2)      Bedding - pine straw or pine bark is recommended. Entire beds of decorative rock do not maintain uniformity and therefore will not be approved. In addition, all beds must be weeded regularly, including shared beds with your neighbors.

3)      Trees and Shrubs - additions may be made so long as they keep a consistent look and feel of the neighborhood. In addition, all shrubs must be trimmed regularly, including shared beds with your neighbor.

 

Garbage Cans

1)      As stated in the Declaration of Covenants: "Containers for garbage and other refuse shall be underground or in screened sanitary enclosures."

2)      In addition, it is preferred that all garbage cans be kept inside the home and/or garage.

3)      However, if this is not possible, one garbage can may be kept outside the house.

4)      If a garbage can is outside the house, it must not be visible from the home's primary street. In most cases, this means that the garbage can must be placed in the rear of the house, not on the side, unless concealed by shrubbery.

5)      Misc. trash- Do not leave any form of trash or waste in the front, back or side yard at all.

 

Storage Sheds

1)      No exterior storage sheds of any kind are permitted.

 

Basketball Goals

1)      Basketball goals are permitted, but must be kept on the side of the driveway, must be well maintained, and cannot be permanently affixed.

2)      Basketball goals are not permitted for use or storage in back yards, on or near the street, nor any other place other than the side of the driveway.

 

 

 

 

 

 

Fences

1)      The design of all fences will be modeled after the current fence at 1563 Silver Ridge Drive (6th house on the left as you are entering the neighborhood)

2)      Pickets - the fence pickets will be placed on the exterior of the fence, so that the smooth side is facing out. In addition, only 6-foot pickets are permitted.

3)      Rear of the House - all fences will begin at the rear corner of the house.

4)      Maintenance - the fence must be properly maintained including appropriate sealant (and/or stain) and quickly fixing any needed repairs.

5)      The sealant and/or stain color must be clear or natural.

 

Decks

1)      All decks will be built so as to maintain a similar design for the neighborhood.

2)      Maintenance - the deck must be properly maintained including appropriate sealant (and/or stain) and quickly fixing any needed repairs.

3)      The sealant and/or stain color must be clear or natural.

4)      As always, governing city/county building codes must be followed prior to and during construction.

 

House Maintenance

1)      Pressure Washing- All houses, driveways, walkways, patios, and screens must be pressure washed when needed to avoid mold growth and dirt residue build-up.

2)      Shingles must be replaced when they become dislodge.

3)      Shudders must be reattached or replaced when they become dislodge.

4)      Exterior painting on mailboxes, pillars, trim work around windows, doors and above the garage must be maintained to keep a neat and clean neighborhood appearance.

 

Grills

       1) Any outdoor grilling or barbequing must be done in the backyard only.

 

Pets

1)      When walking pets, please be sure to have them on a leash and always clean up after your pets’ waste.

 

 

Any exterior modification, whether it is included above or not, must have written approval from the Architectural Control Committee.
